Inspections are Part of The Process
If you’re buying or selling a home in Portland, Oregon, inspections and negotiations can bring out a lot of emotion. That’s just reality. People are tied to their homes through memories, money, years of work, family, pride in their ownership and more. Buyers are already picturing their future there before the deal is even closed. But at the same time, a home is also a product hitting the market, and the cleaner people can separate emotion from the actual transaction, the smoother the whole thing usually goes for everyone involved.
One of the biggest mistakes I see in Portland real estate is sellers taking inspection findings personally. An inspection isn’t some attack on your house or a sign you failed as a homeowner. It’s information. Around Portland — especially in neighborhoods with older homes like Sellwood, Eastmoreland, Richmond, Woodstock, or Laurelhurst — inspections almost always turn up something. Sewer lines get roots. Old Portland homes can have outdated electrical panels, decades old crawl space issues that need work, HVAC or plumbing updates/repairs, roofs, attics and chimneys typically have something going on that needs addressing. Even newer homes can show deferred maintenance. That’s homeownership. The deals that stay together are usually the ones where everybody stays calm and handles things as they come up, calmly, instead of turning every repair request into a battle.
The buyers and sellers who have the best experiences with this process are usually the people who keep their eyes focused on the bigger picture. Negotiations are a very normal and expected part of selling a home in Portland. Strong sellers don’t spiral every time an inspection repair or credit request lands in their inbox. They look at the facts, figure out what makes sense, and with their broker, find a way to keep things moving. The same goes for buyers! Trying to “win” every single line item almost always creates more stress than value. Most successful Portland home sales come together because both sides stay reasonable and focused on getting everyone to closing day.
